The CON29DW questions explained – pumping stations

Our series on the questions in the CON29DW looks at pumping stations – the subject of two recent additions to the search

Questions 2.4.1 and 2.5.1 were only added to the CON29DW in late 2016. The former asks whether any public pumping stations (or ancillary apparatus) are located within the boundary of the property. The latter asks whether any pumping stations are located within 50 metres.

The CON29DW questions explained – sewers within property boundaries

Our series examining the CON29DW takes a look at one of the most common issues raised by the search: sewers within property boundaries.

Question 2.4 of the CON29DW asks “Does the public sewer map indicate any public sewer, disposal main or lateral drain within the boundaries of the property?” This seemingly innocuous question is in fact one of the main areas of concern in the search, and results in more queries to ourselves from customers than any other question.

The CON29DW questions explained – surface water connections

Our regular series examining the CON29DW looks at questions 2.2 and 2.3 – the surface water connection.

In last month’s article we looked at question 2.1 of the CON29DW, which deals with foul water drainage. This month we look at surface water, which is covered in 2.2 and 2.3.

Last month we talked about questions 1.1 and 1.2 of the CON29DW. This month we move onto section 2, which deals with drainage.

Water companies classify water draining from properties in two different ways. There’s surface water, which applies to water – primarily rainwater – from the exterior of the building, and foul water, which is anything that comes from inside the property, such as sinks, toilets, baths, washing machines and dishwashers.

The CON29DW questions explained – Maps

This is the first in a regular series looking in detail at the questions in the CON29DW, and what homeowners and conveyancers should be aware of.

The CON29DW generally contains two maps, one showing the location of public sewer assets, the other water. Both of these are extracts of official water company records, and are highlighted in questions 1.1 and 1.2 of the search.
