Cheshire Salt Search

The only Cheshire salt search available, provided by Groundsure in partnership with the Cheshire Brine Subsidence Compensation Board.

It is a Law Society requirement to investigate subsidence risk due to brine extraction in Cheshire.

Much of the region is at increased risk of subsidence due to extraction and mining practices.

In addition, previous compensation pay-outs mean that some properties are not eligible for relevant compensation. The report provides invaluable information for consideration before a property in Cheshire is purchased or developed.

Groundsure’s Cheshire Salt Search is the only report that provides this information, which was previously part of the Coal Authority’s CON29M mining searches.

  • Clarifies whether a property is in the compensation district, and therefore considered at increased risk of subsidence.
  • Informs whether a Notice of Damage has been filed and accepted for the property, meaning it is deemed to have been damaged by ground instability caused by brine pumping.
  • Checks if the property has received a commutation payment, meaning it would be ineligible for further compensation in the event of future damage.
  • Clarifies whether the property would be eligible for compensation under the 1952 and 1964 Acts if it is affected by brine pumping related subsidence in the future.
  • Clarifies whether a property is in an area underlain by a historical salt mine, meaning it is in an area susceptible to subsidence.
  • Informs whether the property is within an area within the GS7 Planning Policy Boundary. This policy ensures no development takes place within the area until the site is rendered fit for development and mitigated against serious subsidence risk.
  • Checks whether the property is within 20m of a known historical well or shaft.
  • Informs whether the property is within 200m of a planning consent of a brine extraction by controlled pumping.
  • Clarifies whether a property is in an area underlain by an active salt mine.
  • Informs whether recorded subsidence features are within 50m of the property, meaning it is in an area susceptible to subsidence.

The price of this search varies depending on the size of the property, as detailed in the table:
