Background
Before buying a residential property for redevelopment, a customer ordered our CON29DW conveyancing search through a legal broker. The report, based on water company data, stated the property was connected to a public sewer.
Following the purchase, however, the customer found it wasn’t, resulting in significant inconvenience and unexpected expenses. They asked us to help resolve the issue, knowing that the CON29DW report they purchased from us would protect them in rare circumstances like these.
What we did
- Liaised with the water company on the customer’s behalf and discovered that, although the previous property owner (now deceased) had been paying for wastewater services for years, the property was not actually connected to the public sewer. We arranged for this billing error to be corrected for the new owner.
- Helped the customer and their contractor explore alternatives to connecting to the public sewer network, should that not be possible.
- Facilitated all necessary paperwork with the water company and obtained permission for the owner’s contractor to connect to the public sewer system while covering the contractor costs.
Outcome
The new owner is now connected to the public sewer and has been compensated for any inconvenience.
While rare, data on water and sewerage assets can be incorrect. However, our CON29DW search and report protects property owners when this happens, and our team, dedicated to making the property buying process less stressful for everyone involved, will do everything in their power to help when things go wrong.
