A Home Information Pack (HIP) is required by law prior to marketing a property for sale. These will generally be ordered on your behalf by your Conveyancer or Estate Agent.
What is in the packs?
- A number of documents, some compulsory (required) and some optional (authorised)
- Required documents include a HIP index, sale statement, evidence of title or information related to unregistered land, commonhold or leasehold information where relevant, a copy of the new home warranty where relevant, Local Authority searches, CON29DW drainage and water enquiry, Property Information Questionnaire (PIQ) and Energy Performance Certificate (EPC)
- Optional documents include home contents and home-use forms, other searches including environmental and coal, and liabilities to repair and maintain buildings

How will HIPs benefit me?
- They'll speed up the home selling process - making essential information easily accessible to potential buyers so they can make purchase decisions faster
- The documents in a HIP can help avoid sales falling through by dealing with any potential issues before they arise
- The PIQ provides useful information to potential buyers such as council tax and utility service charges information
- Optional documents can help sell your property by presenting positive home information, although they're not legally necessary
How do I get a HIP?
Step one:
If you've decided to put your home up for sale, first contact your conveyancer and ask them about Home Information Packs from Severn Trent Searches.
Step two:
Your conveyancer will discuss with you which options you require, and make the necessary arrangements for searches and surveys.
Step three:
You'll receive your completed HIP within 5 to 10 working days, however these things are dependent on when the seller completes the PIQ. At this point you can approach your estate agent and put your home up for sale.
